SHORT TERM RENTAL AGREEMENT

The exact property location will be disclosed after full payment is secured.The property is fully furnished. Dock and dock slip included in rental.

Rental Party: The rental party shall consist of Guest and persons listed on the Guest Register in Attachment “B”. Minimum age of at least one Guest is 35 – this will be checked and enforced.

Maximum Occupancy: The maximum number of guests is limited to 10 persons unless previously agreed upon by owner – documented on cover page. Only guests listed on the Guest Register shall reside at the premises. Exceeding the maximum number of guests will result in immediate termination of this rental agreement and your stay at the home - with no refund.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”).

Minimum Stay: This property requires a four night minimum stay during “Season” (Memorial Day through Labor Day), and a two night minimum stay during “Off Season”. Longer minimum stays may be required during holiday periods.

Amenities: The Homeowner cannot control when one or more amenities may become inoperative during or before your stay. Every effort will be made to ensure all amenities are in working order but no refunds or rebates will be given if one or more amenities are inoperable. No refunds are given due to unmet expectations such as but not limited to changes in décor, furniture or amenities, inconveniences such as short-term power outages or interruption of services out of owner’s control, adverse road and/or weather conditions, the presence of allergens, neighborhood construction, neighborhood or road noise and lake activity or lake noise. These will not be reason for reduction of rent and fees paid under this agreement or for damages to the Guest.

Rental Rate and Fees
a.. Refundable Security/Damage Deposit: $500.00. The deposit is for security and shall be refunded to the Guest within seven days after the Checkout Date provided no deductions are made due to:
i. damage to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning; or
iii. any other cost incurred by Homeowner due to Guest’s stay.
If the premise appears dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
No interest will be paid on the security/damage deposit​
$500.00 Reservation/Damage Deposit is due 7 days after signing Rental Agreement
Final payment is due on or before 60 days prior to check-in
8. Cancellation Policy: If Guest cancels at least 60 days prior to the Check-in date, Guest will be refunded 100% of Rental amount paid. The $500.00 Security/Damage deposit will not be refunded. If Guest cancels after 30 days prior to the Check-in date, Guest will be refunded50% of Rental amount paid. The $500.00 Security/Damage Deposit will not be refunded. Cancellation must be made by phone or email.
9. Insurance: I encourage all renters to purchase traveler insurance.

10. Payment: Acceptable payment methods are personal check or money order.

RENTAL RULES

If cigarette smoke is detected in the home after your stay, your deposit will be retained for odor remediation.Smoking is allowed outside and on screened porch.Refrain from littering smoking materials such as cigarette butts, matches, or cigars on the property at all times.

Pets are not allowed. If an unauthorized pet is on the premises, Guest is responsible for all damage caused by the pet and your deposit will be retained for dander remediation.

People other than those in the Guest party set forth above may not stay overnight on the property.Any other person on the property is the sole responsibility of Guest.

The Property is privately owned; the Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. The house is not baby/child proof.The Guest is responsible for watching all children all the time.By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Only use appliances for their intended uses.

Vehicles are to be parked in the driveway/lots of the property.Parking on the road is not permitted.Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.All boat/PWC trailers must be parked in the assigned parking area – please let owner know prior to arrival if you will need trailer parking – absolutely no trailing parking at the home.

The Property is on a well and septic system.DO NOT FLUSH anything other than toilet tissue.No feminine products, diapers or wipes of any kind should be flushed at anytime.If it is found that feminine products or any product other than toilet tissue have been flushed and clog the septic system or damage the pump, the Guest could be charged damages of up to $1,500.00.A Culligan faucet is in working order and should be used for proper drinking/cooking water located at the Kitchen sink.

Boat dock is provided as an amenity for all renters and a Boat slip is included in the rental fee.No other boats are allowed to moor long term in our slip unless otherwise by the Homeowner’s written permission.The Guest must be in residence to occupy a boat slip.The Homeowner is not responsible for and does not provide insurance for marine related accidents or for damage or loss to any vessel.The safety of each boat and the protection of the dock from damage is the responsibility of the boat owner and the Guest.The cost to repair damage incurred to the dock by a moored boat is chargeable to the Guest.Our dock is to be used exclusively to moor non-commercial vessels.The use of a dock or boat slip for commercial ventures is strictly prohibited.All vessels (boats, canoes, kayaks, etc.) must be properly moored in the water.All boats that moor, dock, or otherwise use the boat dock must be maintained in a fully operational condition.

Nothing is to be dumped overboard while docked or while in use of the boat dock in general. Examples include garbage, food containers, fuel or oil, sanitary waste, etc.

It is the responsibility of the boat owner to know of and adhere to all Missouri boating and marine life laws, rules, and regulations. Children under 12 years of age must be accompanied by an adult while on the boat dock. Life jackets are required for all children under the age of 12 while on the boat dock.

The Property may not be used for commercial purposes by guests: no client visits; no manufacture of products or sale of merchandise is permitted from our property.If your vacation is combined with business you are welcome as long as the Property is not used for onsite commercial purposes to render professional services or product sales.

I do not refund due to road conditions or weather.We do not have Tornado Warning sirens in the area.When conditions favor a tornado, turn on local TV, radio or NOAA Weather Radio and stay alert for warnings.Avoid windows. Get in a back room on the lower level and under some kind of sturdy protection or cover yourself with a mattress or sleeping bag. Know where very heavy objects rest on the floor above (refrigerators, beds, etc.) and do not go under them.

Refrain from moving the BBQ pit from the current location(s).

Cleaning is included after departure.Cleaning does not include dishes, BBQ pits, or debris on the patio areas or the boat dock.If additional cleaning is required after the Guest leaves, it will be deducted from the Guest’s deposit.The Guest agrees to keep the house, furniture and furnishings in good order, and the boat dock clean and free of debris.Removing, adding or changing furniture without Owner’s written approval is prohibited.The Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.Under no circumstances can any furnishing or linens, with exception to beach towels and kitchen items, be taken outside and onto the boat dock.

Refrain from tampering with or setting alarm system.Instructions will be left at the house for use in case of an emergency.
